Before a home can be sold, you must have an Energy Performance Certificate (EPC) or, if you are a landlord, it is a legal requirement to have an EPC to show your prospective tenant.
However, on 20th May 2010, the newly-elected government abruptly decided that a Home Information Pack (HIP) would no longer be necessary for a homeowner when a domestic property is put up for sale, but an EPC would still be an obligation.
